Doors that can't be saved

In the Lake Houston area, the most dramatic reason for a new door is water. After flooding, steel panels can rust from the inside, wood doors swell and rot, and insulated doors can hold moisture in their cores. Even if the door still moves, it may have lost much of its strength.

Collisions are the second common reason. A car backing into a closed door bends panels, kinks tracks and twists the door out of square. Individual panels can sometimes be replaced, but if several are damaged or the model is discontinued, a new door is often the cleaner solution.

Then there's plain age. Thin single-layer doors from decades ago dent easily, rattle in the wind and do nothing to keep heat out. When repairs start costing real money, it's worth pricing a replacement.

What to choose

Steel doors dominate in Humble because they're strong, affordable and easy to maintain. They come uninsulated, with a single layer of steel; with a backing layer; or fully insulated with foam between two steel skins. Insulated doors are quieter, stiffer and keep the garage noticeably cooler in summer.

Design ranges from classic raised panels to carriage-house doors with faux hardware and wood-look finishes, through to flush modern doors with long window strips. In subdivisions with homeowners' associations, check the rules on color and style before you commit.

Windows bring light but add weight and reduce privacy. Frosted or high-set windows are a common compromise. Whatever you pick, the springs and opener must suit the door's final weight.

Measuring properly

A replacement starts with measurements: the opening's width and height, the headroom above it, the clearance on each side and the depth to the back wall. Those numbers decide the track type and spring arrangement. Low ceilings may need a special track kit.

The installer also looks at the frame. Water-damaged jambs, a sagging header or a slab edge that has cracked at the threshold should be fixed first, or the new door won't seal or run true.

Old tracks, springs and hardware come out with the old door. They were sized for a different weight and have already used part of their life.

Installation day in Humble

A standard door goes in within a day. The crew releases the old springs safely, removes the old door and tracks, sets the new tracks, stacks and hinges the sections, installs springs and cables and adjusts the whole system until the door is balanced and quiet.

If you keep your opener, its limits and force are reset for the new door. If it's old, undersized or missing modern safety features, replacing it at the same time saves a separate visit.

The installer runs the door through several full cycles, checks that the bottom seal meets the floor evenly, tests the safety reversal, shows you the manual release and takes the old door away.

Protecting the new door

A new door lasts longest with a little care: rinse mud and dirt off the lower panels after storms, keep the bottom seal intact, lubricate the hinges and rollers once or twice a year and have the springs and cables looked at during routine visits.

If your garage takes on water in heavy storms, look at drainage around the driveway and the threshold. A threshold seal on the floor and a good bottom seal reduce how much water reaches the garage, and moving stored items off the floor protects them too.

Keep the paperwork. The door model, the spring sizes and the warranty terms are useful for future repairs and for buyers when you sell.
